Ask around, and you&#8217;ll find commentary about <a href=\"http:\/\/www.citylab.com\/housing\/2014\/10\/an-illustrated-guide-to-washington-dcs-insane-housing-boom\/381172\/\" target=\"_blank\">DC&#8217;s unprecedented building boom<\/a> &#8211; or about how this <a href=\"http:\/\/greatergreaterwashington.org\/post\/27520\/dc-built-13-less-housing-over-the-past-decade-than-its-own-citywide-plan-calls-for\/\" target=\"_blank\">growth isn&#8217;t particularly exceptional<\/a>. So, which is true?<\/p>\n<p>DC&#8217;s Deputy Mayor for Planning and Economic Development released their <a href=\"http:\/\/open.dc.gov\/economic-intelligence\/\" target=\"_blank\">economic intelligence dashboard<\/a>, compiling various economic indicators for the District. \u00a0The <a href=\"http:\/\/open.dc.gov\/economic-intelligence\/population.html\" target=\"_blank\">population data<\/a> from the US Census Bureau is displayed both in absolute terms, but also showing year over year change:<\/p>\n<p><a href=\"http:\/\/open.dc.gov\/economic-intelligence\/population.html\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-3993\" src=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2016\/01\/DC-population-change.png?resize=488%2C600\" alt=\"DC population change\" width=\"488\" height=\"600\" srcset=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2016\/01\/DC-population-change.png?w=488&amp;ssl=1 488w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2016\/01\/DC-population-change.png?resize=244%2C300&amp;ssl=1 244w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2016\/01\/DC-population-change.png?resize=122%2C150&amp;ssl=1 122w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2016\/01\/DC-population-change.png?resize=400%2C492&amp;ssl=1 400w\" sizes=\"auto, (max-width: 488px) 100vw, 488px\" \/><\/a><\/p>\n<p>A few observations:<\/p>\n<p>DC&#8217;s current trend hasn&#8217;t been seen since the 1920s and 30s. While there have been a few years of growth here and there post-WWII, there hasn&#8217;t been a decade of sustained population growth like we&#8217;ve seen in the past ten years. The longest streak of years with consecutive population growth was over a period of 5-6 years in the early 1960s. In the lifetime of a resident, chances are they <em>haven&#8217;t<\/em> seen a boom like this &#8211; only <a href=\"http:\/\/quickfacts.census.gov\/qfd\/states\/11000.html\" target=\"_blank\">11% are 65+ years old<\/a>.<\/p>\n<p>Does that make this growth truly unprecedented? Not in terms of magnitude. Even with that sustained growth, DC&#8217;s current boom pales in comparison to the rate of growth seen before WWII. The current growth of ~2% seems paltry compared to 5% or 10% annual growth.<\/p>\n<p>To be fair, those years were the last of greenfield development inside the District; but it&#8217;s not a surprise that <a href=\"http:\/\/www.washingtoncitypaper.com\/blogs\/housingcomplex\/2014\/10\/24\/d-c-s-housing-stock-in-charts\/\" target=\"_blank\">about half<\/a>\u00a0of DC&#8217;s housing stock <a href=\"http:\/\/public.tableau.com\/shared\/BY5F6BQ99?:toolbar=no&amp;:display_count=no\" target=\"_blank\">dates back to this era<\/a>. Those kind of large-scale development sites are few and far between, as the frontier for Washington&#8217;s urban area pushes deeper into the suburbs.<\/p>\n<p>DC&#8217;s current growth is largely based on the center city and\u00a0<a href=\"http:\/\/greatergreaterwashington.org\/post\/27633\/the-lions-share-of-dcs-new-housing-is-only-going-in-one-part-of-the-city\/\" target=\"_blank\">redevelopment of low-density industrial and commercial areas<\/a>. Without actively planning for additional development and incremental land use change,\u00a0it&#8217;s not clear if that pattern alone can continue to sustain this kind of population growth.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>On the heels of the recent announcement from the US Census Bureau about DC&#8217;s continued growth, it&#8217;s worth asking how exceptional this growth is.
