Vernon Square area from 1992, looking south towards the Portrait Gallery and what&#8217;s now the Verizon Center:<\/p>\n<p><a href=\"http:\/\/www.flickr.com\/photos\/rock_creek\/4123427604\/in\/pool-dcist\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" src=\"https:\/\/i0.wp.com\/farm3.static.flickr.com\/2759\/4123427604_8d129bdfc8_o.jpg?resize=620%2C490\" alt=\"\" width=\"620\" height=\"490\" \/><\/a><\/p>\n<p>It&#8217;s amazing to realize how much the area has changed over the past 15-20 years.\u00a0 Looking back at the historical images available from <a href=\"http:\/\/earth.google.com\/\">Google Earth<\/a>, you can piece together the evolution of the area over the years.\u00a0 Google Earth&#8217;s imagery isn&#8217;t universally available over time, so there are some rather big gaps between some aerial sets.<\/p>\n<p>North is to the left in all the images.<\/p>\n<p><strong>1949:<\/strong><\/p>\n<p><strong><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1011\" title=\"MVS-1949\" src=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1949.jpg?resize=620%2C369\" alt=\"MVS-1949\" width=\"620\" height=\"369\" srcset=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1949.jpg?w=1188&amp;ssl=1 1188w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1949.jpg?resize=300%2C178&amp;ssl=1 300w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1949.jpg?resize=1024%2C609&amp;ssl=1 1024w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\" \/><\/strong><\/p>\n<p>Note the fine grain of the urban fabric, almost all of the buildings occupy narrow lots with zero setback from the property line &#8211; and there are virtually no vacant lots.\u00a0 You can see the beginnings of site clearance at the top if the image for the enormous <a href=\"http:\/\/www.gao.gov\/about\/history\/articles\/gao-builds-dreamhouse\/09-thepresident.html\">Government Accountability Office building<\/a>.\u00a0 That structure would be dedicated in 1951.<\/p>\n<p><strong>1988:<\/strong><\/p>\n<p><strong><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1012\" title=\"MVS-1988\" src=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1988.jpg?resize=620%2C375\" alt=\"MVS-1988\" width=\"620\" height=\"375\" srcset=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1988.jpg?w=1191&amp;ssl=1 1191w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1988.jpg?resize=300%2C181&amp;ssl=1 300w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1988.jpg?resize=1024%2C620&amp;ssl=1 1024w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\" \/><\/strong><\/p>\n<p>In 1988, things have changed a great deal.\u00a0 Obviously, lots of surface parking lots here.\u00a0 Though the Gallery Place-Chinatown Metro station opened in 1976 with the first operable segment of the Red line, the North-South connection along the Green-Yellow lines wasn&#8217;t yet open when this picture was taken.\u00a0 The Mount Vernon Sq, Shaw-Howard, and U St stations all opened in 1991, just prior to the taking of the opening photograph in this post.<\/p>\n<p><strong>1999:<\/strong><\/p>\n<p><strong><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1013\" title=\"MVS-1999\" src=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1999.jpg?resize=620%2C378\" alt=\"MVS-1999\" width=\"620\" height=\"378\" srcset=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1999.jpg?w=1188&amp;ssl=1 1188w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1999.jpg?resize=300%2C182&amp;ssl=1 300w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-1999.jpg?resize=1024%2C624&amp;ssl=1 1024w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\" \/><\/strong><\/p>\n<p>In 1999, the (now) Verizon Center has been open for business for about a year and a half.\u00a0 Site preparation is well underway for the new convention center, but there are still some significant parcels in key downtown locations occupied with vacant lots or surface parking.<\/p>\n<p><strong>2004:<\/strong><\/p>\n<p><strong><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1014\" title=\"MVS-2004\" src=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-2004.jpg?resize=620%2C377\" alt=\"MVS-2004\" width=\"620\" height=\"377\" srcset=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-2004.jpg?w=1190&amp;ssl=1 1190w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-2004.jpg?resize=300%2C182&amp;ssl=1 300w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-2004.jpg?resize=1024%2C623&amp;ssl=1 1024w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\" \/><\/strong><\/p>\n<p>Gallery Place is taking shape, the new convention center is done, and other vacant lots fill in.\u00a0 Still some significant vacant lots to the North of Mass Ave.<\/p>\n<p><strong>2009:<\/strong><\/p>\n<p><strong><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1015\" title=\"MVS-2009\" src=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-2009.jpg?resize=620%2C376\" alt=\"MVS-2009\" width=\"620\" height=\"376\" srcset=\"https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-2009.jpg?w=1190&amp;ssl=1 1190w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-2009.jpg?resize=300%2C182&amp;ssl=1 300w, https:\/\/i0.wp.com\/www.alexblock.net\/blog\/wp-content\/uploads\/2009\/11\/MVS-2009.jpg?resize=1024%2C622&amp;ssl=1 1024w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\" \/><\/strong><\/p>\n<p>The old convention center has been removed, just about all of the once vacant lots in old downtown (i.e. the right side of this image) are filled in, and stuff to the north of Mass Ave is beginning to see some real development. There&#8217;s a little error in image stitching between L and M streets, with the aerials to the right taking a slightly more oblique angle, showing the heights of the buildings in Old Downtown.<\/p>\n<p>Watching this section of DC devolve and then redevelop shows some clear trends.\u00a0 The newer buildings are all much bigger than their predecessors &#8211; both in terms of heights and footprint.\u00a0 The fine-grained urban fabric of the 1949 image is largely gone from the downtown portions of the images, aside from a few stretches where the original facades have been retained behind newer developments or a few blocks in Chinatown, where the finer grained structures remain.<\/p>\n<p>The interesting thing to note is how much of Downtown DC turned first to surface parking before redeveloping back into urban forms.\u00a0 This intermediate, destructive step prevents preserving that kind of fine grained urbanism.\u00a0 Nevertheless, the redevelopment of the area is a rousing success, showing the versatility of the traditional city grid &#8211; particularly when reinforced with urban rail transit.<\/p>\n<p><em>Cross-posted at <a href=\"http:\/\/greatergreaterwashington.org\/post.cgi?id=4135\">Greater Greater Washington<\/a><\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>DCist takes note of a great photo of the Mt.
